Over the last 8 months, the number of short sales or REO properties for sale in Almaden has virtually been non-existent. To date, there is only one REO property for sale in Almaden Valley.
Even, if we see a slight increase in the number of foreclosed properties (including both Short Sales and REO) in California, Almaden Valley is not impacted by this trend mostly for the following reasons:
1. Most home owners in Almaden Valley refinanced when the interest rates were low;
2. Residents of Almaden Valley are less likely to be faced with financial challenges. According to the latest data available from the US census, the median income for a family in Almaden Valley was $182,981.
In summary, during the housing crisis, Almaden Valley was one of the areas with the least number of short sales and REO properties and will most likely remain that way in the coming years.

Quick update on short sales and REO properties in Almaden Valley.
As you probably already know, short sales and REOs are very scarce to find these days, not just in Almaden Valley but all over the Bay Area.
Since the beginning of the year, only 4 short sales (including REOs) were sold in AlmadenValley.
As of June 6, 2014, you should know that there is only one single family home (priced at $1.9M asking price) currently for sale as an REO property.
That said, if you are looking for a good deal in Almaden Valley, TLC, tear down and fixer upper properties are the way to go these days.

Hello again to all Short Sales hunters in Silicon Valley:
Here is my annual update for those of you still looking for a short sales and/or a bank owned property in Almaden Valley.
As of 25 January 2014, only one REO property is available for sale in Almaden Valley: 21720 Chona Court, priced at $598,500.
As I anticipated, short sales and REOs are almost gone in Silicon Valley and even less likely to be found in Almaden Valley given the outstanding reputation of this San Jose neighborhood.
If you are looking to buy any of the few short sales still available in San Jose, you are better off looking at condos.

A few weeks have passed since my last update and as you probably read, the Silicon Valley real estate market has turned around quite a bit.
Almaden Valley real estate market, just like most San Jose real estate markets, has shifted to a strong seller’s market. Multiple offers on properties are now common, foreclosures are mostly gone and sellers are gradually coming back to the market. Prices are also on an upward trend.
With regards to short sales listings in Almaden Valley, the count is still small (only 5 listings to date) but home values have gone up. We should expect more short sales listings in Almaden Valley as we approach Fall 2012 though.
